How is this different from Stessa, Baselane, or a bank feed?

A bank feed starts from the transaction, so it sees "$412, Home Depot" and can categorise it. It cannot tell you whether that was a repair you deduct this year or an improvement you spread over 27.5 years, because that answer lives in the receipt and in the property's history, not in the transaction. RentMochi holds the documents, the maintenance record, and the ledger as one connected record, so it can make that call and show you the rule and the receipt behind it.

Is this just another AI chatbot for tenants?

No. Tools that answer tenants sit in front of someone else's database — they integrate with AppFolio, Buildium, or Yardi and hand the work back once a ticket exists. RentMochi is the record itself, which is why it can check whether the broken appliance is still under warranty, or notice that this is the third failure on the same unit this year. Answering faster was never the hard part; answering with the whole property in view is.

What does "connected record" actually mean?

Your documents, ledger, maintenance history, appliances, tenants and messages are stored as one property record rather than in separate tools. That lets the system join facts that live in different places: the purchase date on an appliance plus a tenant's leak report becomes a warranty answer; a receipt plus the job it closed becomes a defensible tax position. Every figure points back to the document it came from.

How do I add my first property?

Start in onboarding or ask the chat to create a property. Once a property exists, its documents, ledger, and AI context stay grouped together.

How does the AI read my receipts?

Upload a photo or PDF and the AI extracts the vendor, date, amount, and likely category. Nothing is saved to the ledger until you confirm it.

Does anything get saved automatically, or do I always confirm?

Financial and document-driven actions are confirmation-first. The AI can suggest changes, but you stay in control of what gets saved.

How do I invite my tenant to pay rent online?

Open the tenant record, connect it to the right lease, and send a portal invite. Tenants can then pay rent and submit maintenance requests online.

Can I connect my bank account?

Bank reconciliation is supported through Plaid-related flows in the app. Once connected, you can compare transactions against your ledger.

What happens when I hit my AI message limit?

You can still view your data, but new AI-heavy actions may be blocked until the monthly limit resets or you upgrade to a higher plan.

How do I generate a Schedule E for taxes?

Use the Tax area to review property packets and export Schedule E-friendly summaries built from confirmed ledger activity.

Is my data backed up? Where is it stored?

Core application data is stored in the configured database. Uploaded files can also sync to Google Drive if that integration is enabled.

How do I cancel my subscription?

Open the Billing page and use Manage subscription to reach the billing portal, where you can update or cancel your plan.

Can I export my ledger to a spreadsheet?

Yes. The ledger supports CSV exports, and related tax and reporting screens also offer downloadable exports.
